The Construction (Design and Management) Regulations 2015 (The CDM Regs..)

What are the CDM Regs?


The CDM Regs are a set of rules that aim to improve health and safety matters in the UK construction industry. 


When do the CDM Regs apply?


The CDM Regs apply to all UK construction projects, both commercial and residential. This includes all projects relating to demolition, new build construction, alterations (extensions and conversions) refurbishment, repair and maintenance. Furthermore, they are applicable to other industries as well, including engineering and manufacturing, such as installing and dismantling machinery. 


Who is involved and who are they?


The CDM Regs provide statutory responsibility on ‘Duty Holders’ involved in construction projects. 


Briefly, the CDM Regs cover four main duty holders:


Client: 


A client who has duties to ensure suitable arrangements for managing the project are in place. 


Principal Designer: What we do at Cre8!


Appointed by the client, this needs to be someone with the sufficient knowledge, experience, and ability to undertake the role.


  • We are responsible for planning, managing, monitoring, and coordinating all health and safety matters of the pre-construction and construction phase of the project.


  • Focussing on teamwork and collaboration, we are tasked with identifying and eliminating all foreseeable risks. Where risk is unavoidable, we mitigate, reduce and manage it accordingly. 


  • We ensure other designers carry out their duties and cooperate with one another.


  • We prepare and provide critical health and safety information relating to the construction project to other duty holders (designers, and principal contractor). This is referred to as ‘pre-construction information’.


  • We liaise with the principal contractor, and help them plan, manage, monitor, and coordinate the construction phase activities. 


  • We coordinate the handover of the construction project and provide a thorough and comprehensive health and safety file on completion.


  • We keep it simple and to the point!


Designers:


Someone who is engaged to prepare or modify designs for a building, product, or system relating to the project. 


Principal contractor: 


The contractor appointed by the client, who is responsible for coordination of the construction phase of a project, where it involves more than one contractor.
